Definitions
In these terms and conditions, the following definitions apply:
- Lessor: the owner or manager of the holiday home.
- Lessee: the person who makes a booking and rents the holiday home.
- Holiday Home / B&B: the accommodation as offered by the lessor.
- Agreement: the rental agreement between the lessor and the lessee.
Reservation and Confirmation
A reservation is final once the lessor has confirmed the booking in writing (by email).
Upon reservation, the lessee must make payment within 24 hours.
Cancellation by the Lessee
Cancellations must be made in writing. You have 24 hours to cancel free of charge; after that, you will pay 100%. We require certainty that you will indeed come, due to our busy occupancy.
You must resolve this through your own cancellation insurance, or you may resell the booking yourself.
Cancellation by the Lessor
If unforeseen circumstances make it necessary, the lessor has the right to cancel the reservation.
In such case, any payments already made will be fully refunded.
Further compensation is excluded.
Arrival and Departure
Check-in is possible from [15:00], check-out must be before [10:00].
Deviations are not possible as we work with an automatic code lock system and have a strict cleaning schedule and high occupancy.
Late check-out?
Only possible if you book an additional full day.
Use of the Holiday Home
The holiday home may only be used by the number of people stated in the booking. Parties and events are not allowed. Neither is noise disturbance. The lessee must behave as a responsible guest and leave the house clean and without damage, without causing disturbance to others.
Children
Children of all ages are very welcome in our holiday homes and apartments.
In our B&B we apply different rules: only children aged 7 and older are welcome. Unfortunately, babies are not allowed in the B&B, even if they do not require their own bed. This is to guarantee the peace and comfort of all our guests.
Young People
Young people are welcome in our accommodations but under certain conditions. Due to possible nuisance or damage, we may require supervision, an additional deposit, and/or proof of identification. These conditions depend on the age of the guests. Please contact us for this.
Pets
Pets are not allowed in our B&B rooms, but they are allowed in our holiday homes. A maximum of two pets per accommodation is permitted and we charge €10.00 per pet per night. We kindly ask that you do not leave your dog alone or keep it in a crate when you are not present.
Security Deposit
The lessor may withhold the security deposit if our house rules are not properly observed. Please read the house rules.
You can request the return of your deposit after departure via a payment request, provided no damage has occurred, no additional cleaning is necessary, and no house rules have been violated.
Liability
The lessor is not liable for any loss, theft, or damage to the lessee’s property.
The lessee is liable for any damage to the house or its inventory caused during the stay, as well as for nuisance and for failing to vacate the premises on time.
Force Majeure
In the event of force majeure (such as natural disasters, pandemics, government measures), the lessor is entitled to amend or terminate the agreement.
In such cases, the lessor is not obliged to provide compensation.
Applicable Law
Dutch law applies to this agreement.
Disputes will be submitted to the competent court in the district where the holiday home is located.
